This is a second cottage available for vacation rental on Lake Iroquois. Unlike the other Lake Iroquois cottage, we do not own it, but we are now able to schedule rentals on behalf the of the owner, our neighbor Jim Nelson. Like our other Lake Iroquois cottage, this is a nearly ideal retreat—a lovely spot for fishing, swimming, canoeing, or just relaxing. It is less than 15 miles from the Burlington airport.

The cottage is fully winterized, but we are taking rentals only for three seasons, and some weeks may be reserved for the owner's family. All rentals are weekly, Sunday to Sunday.

Living Quarters & Sleeping Space

The cottage is approximately 24 x 24 feet, with a pleasant yard, located right on the lake. A deck also overlooks the frontage, a pleasant area for swimming, fishing, or launching a small boat. The owner provides a canoe for your use. If you bring your own boat that is too large to conveniently launch from the lake frontage for this cottage, there is a nearby public access.

Although other cottages are nearby, this one has a large enough lot to provide a reasonable amount of privacy. Because it is right on the lake, there is a great view from the windows, the deck, and the yard. Sunsets are particularly stunning.

The cottage has recently undergone major remodeling. It has new hardwood flooring in some areas, and a highly attractive layout. It combines modern features that are enhanced by the original traditional construction. It has a full kitchen, and also a washer and dryer—a rare convenience in a lake cottage.

The open design provides the flexibility for various sizes of families, but private sleeping space is somewhat limited. One private bedroom has a full-size bed. An attractive sleeping loft has a large (approximately king-size) air mattress. A day bed is in the living area.

The cottage is completely furnished, including dishes, pots and pans, sheets and towels, telephone, etc. The telephone is wired for local calls only, so to make long-distance calls you will need a calling card or a cell phone.

There is a television with satellite reception and a DVD player. For your laptop computer, a broadband (DSL) wireless connection is included.

Cooking & Eating

For cooking and eating indoors, there is fully equipped kitchen with an island, which opens up to the living area. Outdoors, there is a pleasant deck, and also a picnic table on the lawn.

The running water comes from a deep well. The bathroom is modern, and includes a whirlpool tub as well as a separate shower. The water heater is relatively small, but recovers quickly.

Accommodations

When you arrive, you'll step into a clean, attractive cottage, fully equipped with sheets and towels, dishes, cookware, and other items that allow you to begin your vacation without a big shopping trip.

NOTE: Unlike some of the other cottages, there is no promise of food in the refrigerator. The bedding will be conveniently available, but you may have to make the beds you will be using. An extra supply of clean linens will be available, and if you need to do laundry, a washer and dryer are provided.

A telephone is included, for incoming calls and also local outgoing calls.. We do not publicize the phone number, in order to protect guests from unwanted calls. However, if you make reservations and want the number to give to family and friends before you leave home, we will, of course, be happy to provide it.

Pets are welcome, as long as they are kept under control by their owners. Please do not bring pets that may disturb the neighbors, either with noise or physical threats. If your pet causes damage to the property, you will be expected to assume responsibility and pay for repairs. With those caveats, this is a pet-friendly cottage in a pet-friendly neighborhood.

If you smoke, we ask that you step out onto the deck or yard before lighting up.

Rates, Reservations, and Cancellations

With very few exceptions, rentals are for a full week, or multiple weeks, Sunday to Sunday. Standard rates and terms are as follows:

  • Weekly rate (Sunday to Sunday), $725 peak, $675 otherwise
  • Deposit to secure reservation (nonrefundable in most circumstances): $100 (minimum) for up to a week
  • Balance (after deposit) due no later than scheduled arrival date
  • Rates are subject to Vermont 9% rooms tax
  • Check-in after 3 p.m. Check-out by 11 a.m.
  • Occasional discounts for last-minute vacancies

  • June 27 - Sept. 5
  • Sept. 26 - Oct. 24

We request that you make every effort to be sure of your travel plans before you make a reservation. Please keep in mind that the time you reserve is made unavailable to anybody else, and we may turn away many others who are inquiring about that period. Because most people plan vacations well in advance, it is often difficult to re-rent with short notice. For that reason, the deposit is nonrefundable. The balance of the rental fee for the week will be excused if you cancel at least a month ahead of the scheduled date, or if we are able to re-rent.

If you pay by credit card (as the majority of our guests do), it is usually most convenient to provide the credit-card information by telephone.

Keep in mind that our credit-card gateway is designed mainly to take book orders for our home business. Therefore, it'll ask about a shipping charge; so be sure to choose the option for "rentals" that avoids the shipping charge. The phone numbers are secure land lines to our home office, and we usually answer during extended hours weekdays, evenings, and weekends.
